Kaleidoscope Co-operative Homes Inc. is looking to hire an energetic and well organized professional to serve as the Co-op Coordinator. Kaleidoscope is a town house complex located in the North end of the City of Timmins providing market rent and rent-geared-to income units. The well-kept property consists of 15 buildings with 95 units.

Reports to:                          Board of Directors  

 

        Position Responsibilities include:

  • Report regularly to and make recommendations to the board of directors concerning the day to day operations of the co-op

  • Attend and record minutes of Board and Member meetings as required,

  • Calculate housing charges and adjustments and submits for approval to the CDSSAB

  • Conduct annual & interim income verification and submits for approval to the CDSSAB

  • Prepare and distribute monthly newsletter/memo to members

  • Prepare tender documents, and prepare recommendations for the co-op annual budget related to operating and capital expenditures

  • Prepare and monitor Capital Asset Management Plan

  • Ensure the compliance to relevant legislation (Housing Services Act, Residential Tenancies Act, Co-op Corporations Act, Co-op bylaws and policies)

  • Make recommendations to the Board concerning Member arrears and collection strategies in keeping with the Residential Tenancies Act and established policies and procedures.

  • Maintain the efficient administration of the co-op office, performing duties such as the collection and processing of rent, collection and processing of arrears, and the processing of notices and communications related to Member matters brought before the Board

  • Process unit turnover in accordance with the CDSSAB Local Rules & Housing Services Act and other relevant legislation.

  • Carry out unit inspections on a scheduled and as needed basis as part of a risk management strategy

  • Monitor and update established emergency preparedness and business continuity plans

  • Assist in training volunteers

  • Supervise on-site maintenance work and ensure contractors adhere to WSIB legislation & Liability Insurance

  • Confirm subsidy payments by submitting and monitoring budgets, planning and scheduling reviews in conjunction with CDSSAB finance staff, and ensuring that reports are prepared and submitted within established guidelines/time frames

  • Recommend and review requests for special funding and/or management plans

  • Perform other tasks as required

    Qualifications:

  •  Post-secondary completion (i.e. Business Administration) and a minimum of five years related property management experience or equivalent combination of education and experience

  • Sound knowledge of residential property management and business applications

  • Good understanding of accounting processes and applications

  • Sound knowledge of business process, planning, monitoring and evaluation

  • Knowledge of relevant software (i.e. Sage 50, MS Office applications)

  • Knowledge of the HSA and Ontario regulations

  • Knowledge of the Landlord & Tenant Board Co-op processes

  • Valid class “G” Ontario driver’s licence

  • Good communication skills

  • Analytical thinking skills

  • Bilingualism in English/French is an asset

  • Criminal Records check required

     

    Salary: 

    Negotiable with the Board and commensurate with experience, demonstrated skills, and ability.
